What is Commissioning?
Commissioning is a quality oriented process during which building systems are verified, tested and documented to confirm that they are installed and function according to criteria set forth in the project contract documents to satisfy the owner’s operational requirements. These building systems typically include the building automation controls (BAS), mechanical (HVAC), electrical, plumbing, fire safety, security and communication systems.
Why use Commissioning?
Building system problems should be identified and corrected before they become on-going issues for operators and occupants. The Commissioning Process integrates design, construction and operations features to facilitate overall project success by addressing items that are often overlooked in the typical design and construction process. This enhances the quality of the project, which is reflected by improved equipment energy efficiency, better operational characteristics and improved training of personnel. Commissioning is also a component of LEED Certification with a mandatory prerequisite of Fundamental Commissioning and an optional credit of Enhanced Commissioning. Commissioning results in a building that meets or exceeds performance criteria of equipment, systems and a trained facility staff that make your vision a reality.
What does the Commissioning Process include?
- Assist owner with creation of design intent focusing on sustainable methods, maintenance concerns and operation of building systems
- Peer review of the project documents to assess whether the design will meet the owner’s requirements
- Development of the Commissioning Plan and Commissioning specifications for the project
- Review and providing input to construction schedule
- Review of shop drawings, contractor submittals and O&M Manuals on systems that are being commissioned
- Development of Pre-Functional and Functional Performance Testing checklists
- Coordination, witness and verification of equipment start-up and functional testing of building systems
- Creation of a Systems Manual that includes the Commissioning Report, O&M Manuals, results of testing and equipment warranties
- Oversee on-site facility staff training to ensure familiarity with all aspects of the systems and equipment
- Verification of system performance during the first year of operation
